Budget Ratification Notice
Many governing documents (and several states) require the board to distribute the proposed annual budget and hold a ratification meeting, where the budget passes unless a set percentage of members reject it.
This notice does that job: it announces the proposed budget, the meeting, and what members need to know. Confirm your specific quorum and timing rules before sending.

How to Use This Template Well
Distribute It Far Enough in Advance
Most statutes and CC&Rs require a minimum notice window (often 10–30 days) before the ratification meeting. Miss it and the ratification can be challenged — calendar the deadline backward from your meeting date.
Show the Assessment Impact Plainly
Members care about one number: what they'll pay. Put the resulting assessment right in the notice so there are no surprises at the meeting.
Common Questions
Do members vote to approve the budget, or to reject it?
In many associations it's a rejection model: the board's proposed budget is automatically ratified unless a specified percentage of members votes it down. Your governing documents and state statute define the exact threshold.
How much advance notice is required?
It varies by state and by your documents — commonly 10 to 30 days. Check your statute; sending too late is the most common procedural error.
Templates are general examples, not legal advice. Your governing documents and state law control — when in doubt, ask your association's attorney.
